- Are cracks in my garage or slab normal and when should I be worried about the size of cracks in my slab or garage?
- Yes, cracks are normal. This is due to the settling of your new home. If the crack becomes larger than the thickness of a nickel, it needs to be patched.
- Can I, as a homeowner, have a set of building plans?
- No, due to copyright laws we cannot give out copies of our floor plans. This is our company policy. A renderings artist or architect can come to your home and take measurements. With measurements, they can draw you a set of plans at your cost.
- Can I choose any of the features of my new home?
- You may choose limited features of your new home at an additional cost. Please contact the real estate agent for the neighborhood you are interested in for more details.
- Can I choose the lot or house plan that I want?
- In some cases, you can choose the lot and house plan. Please contact the real estate agent for the neighborhood you are interested in for more details.
- What neighborhoods and counties are you building in?

- What if I have problems with my home two or three years down the road?
- If you have warrantable problems with your home after the 1-year builder warranty expires, you may contact the Residential Warranty Company at (717) 561-4480. Southeast Custom Homes, Inc. provides it's homebuyers with a 6-10 year warranty (depending on loan type) for all new homes.
- How can I preview one of your homes?
- To preview a home built by Southeast Custom Homes, you must schedule an appointment with a real estate agent. Our real estate agents are available to assist our customers all the way up to the closing date.
- How many years experience do you have?
- Southeast Custom Homes has been in business since 1996.
- Can I get in touch with the subcontractors that worked on my house?
- We encourage you to contact the subcontractors in the event of a problem. This way, you and the subcontractor can schedule a time that works for both of you.
- As my house has settled, nail pops have appeared and some of the caulking in my house has cracked. Who is responsible for the touch ups?
- Spackling additional places on walls and nail pops will be the responsibility of the new homeowner and touch up of these places with paint.
- Can I get gutters on my new home?
- Yes, you can get gutters on your new home. We can recommend someone to install gutters at your cost.
- What appliances come standard in my new home?
- You will receive a Whirlpool Smooth Top Range, Space Saver Microwave and Dishwasher in your new home.
- The soil around the ditch pipe is eroding away from underneath my driveway. Who is responsible for fixing this?
- It is the homeowner's responsibility to maintain their yard including any erosion that results from settlement of the pipe.
- What financing options do I have for purchasing my new home?
- We have a preferred lender who can assist with Conventional, FHA, and VA loans.
- My window/door is leaking. Is this under warranty and who do I contact?
- Yes, all windows and exterior doors are warranted against leaks. Please call the vinyl siding company that can be found on the subcontractor list.
- I can't get the subcontractor to honor his one year warranty (Can't get him to show up) what should I do?
- Please contact Southeast Custom Homes office and we will get the subcontractor to honor his/her warranty or have the warranty work completed by another subcontractor currently working for Southeast Custom Homes at our expense.
- My yard is holding water is this warranted? What should I do?
- This is only warranted if the water has been standing for longer than 48 hours.
- Can I alter the floor plan of my house?
- No, changing a floor plan would change the structure of the house, which would require a new plan to be drawn. This can become very costly. Therefore, Southeast Custom Homes, Inc has chosen to offer a limited variety of house plans.

- How long will it take to build or finish my new home?
- Our project managers typically build their assigned homes on a 160 day schedule. Please understand that delays may occur due to unpredictable occurrences, such as the weather.

- What if I have a problem with a superintendent?
- We, at Southeast Custom Homes, value superior customer service. If you have any concerns about our superintendents, please call our office at (910) 798-8840.
- I have a floor squeak. Does Southeast Custom Homes' 1-year warranty cover this?
- In most cases, Southeast Custom Homes, Inc. does not warrant floor squeaks. Our superintendents pay close attention to detail; insuring that all parts of your home are installed correctly. Your floors have been nailed and glued. Unfortunately, the climate has a big role in the durability of your home. With drastic changes in weather hot to cold, cold to hot your home may feel the effects as the wood expands and contracts.
- Should I continue the annual termite treatment?
- Southeast Custom Homes, Inc. suggests that you do continue the soil/termite treatment of your new home with Manning's Pest Control. You may never have problems with termites, but if you do Manning's Pest Control's insurance will cover any and all damages.
